Our Process


    You search for properties, pick the ones you like and either go to open houses or ask us to arrange a private tour. Once you identify a property you are interested in, we can discuss the various offer parameters such as sale price, contingencies, initial deposit, and loan. We can answer any questions you might have about disclosures. We write up the offer on your behalf, submit to the listing agent, handle any negotiations and counteroffers, and drive the process all the way till you get the keys.


    After the offer is submitted, we always call the listing agent to see how our offer is doing. We do all we can to help you beat the competition. Real estate market changes rapidly and can go from being a seller's market to a buyer's market in a matter of months (and vice versa). We typically write multiple offers per week, are deeply plugged into how the real estate market is doing, and can give you accurate advice on how to play the game. Experience doesn't have to cost tens of thousands of dollars! 


    Once you sign up with us as a client, you will get access to our client portal which has useful information about deciding various offer parameters, advice on winning bidding wars, guide to smooth closing and more. Our lead agent Yulia Goyal is personally involved in every transaction and provides advice on the offer preparation.

Our Pricing

Standard Package
$4,895

  • Total Fee: $4,895 for sale price up to $1M. Additional fee of $100 per $100k over 1M.
  • Showings: Showings can be added using pay as you go
  • Example: You see 30 properties by attending 15 open houses and 15 private showings spread across 5 tours. Your cost will be $4,895 + $900 = $5,795.

Pay per Showing
Starting $90

  • Pay-As-You-Go: $45 per tour + $45 per property in the tour. We go to great lengths to keep the tour cost low for the clients.
  • Tours: Any number of properties can be added to a tour as long as they are within the same area
  • Add-on: Can be added to our standard package at any time
  • Example: You see 3 properties within Mountain View, CA in a single tour. Cost will be $45 + 3*$45 = $180

Showing Inclusive Package
$7,895

  • Total Fee: $7,895 for sale price up to $1M. Additional fee of $100 per $100k over 1M.
  • Showings Included: No additional fee for showings
  • All Inclusive: Everything in the Standard package is already included

    In our standard package, we charge a flat fee of $4,895 for a sale price up to 1M. If the property is over 1M, there is an additional risk management fee of $100 per $100,000 over 1M. Sellers typically pay up 2.5%-3% of the sale price as buyer agent commission. You can get the remaining commission as cash back.


    Example: Say the sale price is 1,890,000 and buyer agent commission is 2.5%

    Commission Received: 47,500

    Our Commission: 4,895 + 900 Risk Management Fee

    Cash back to the Buyer: 41,755


    Cash back mode: You can apply the cash back towards closing costs, offer it back to the seller to make your offer stand out, or, simple get a check after the closing.


    Other Packages: Our standard package does not include any showings. You can add showings as you go for as low as $45 per property. We also have an all inclusive package. Note that extra charges may apply for tours in remote areas.
